Due to its unique proposition of flexibility and cost-effectiveness, serviced office solution compensates and co-exists with traditional office leasing to meet corporate office space demands. In US, UK, Singapore and other countries, it is proven that serviced office is a viable business. The aim of project is to inspect this promising business, investigate the market structure and assess the financial perspectives to see whether venturing into a serviced office in Singapore meets my clients’ objectives: 1) targeted annual dividend; 2) potential capital gains for a short-to-medium investment period. More specifically, the objectives of the thesis consist of: 1. Understand the characterises and nature of the serviced office product; 2. Research into the serviced office market in Singapore; 3. Conduct a feasibility study on the serviced office business in Singapore; and 4. Draft a preliminary business plan. To achieve the objectives, a review on serviced office and industry is conducted first to understand the nature and characteristics of the product and the involvement of the industry in US and UK. This is followed by a market analysis to Singapore Serviced office sector. It further pinpoints into three local serviced office operators by interview and case studies to explore their business strategies and financial performances. The findings drawn from the analysis will lead to the proposal of a new venture into serviced office business. Then a business viability assessment is performed from the economic, market and financial point of views to justify the investment. Finally a preliminary business plan is drawn.
