However, tourism practitioners in homestay development have identified that only several homestay operators manage to implement the program well and remain sustainable. The sustainable development of homestays is challenged by poor marketing strategies, the absence of an integrated approach to help inactive homestay operators, the reluctance of the local people to participate in tourism programs, dependence on the government to oversee their homestay program and leadership failure among the homestay committee. Until recently, there has been limited research on the sustainable development of homestays and this research seeks to bridge gap in the literature by providing sustainable initiatives for homestay programs in Malaysia. Thus, this study was conducted based on five main objectives; i) To identify the demographic profile of homestay operators, ii) To determine differences in the sustainable development of homestay based on demographic factor, iii) To ascertain any relationship between leadership, community participation, organizational capacity, and branding towards sustainable development of homestay, iv) To examine the influence of leadership, community participation, organizational capacity and branding towards sustainable development of homestay and v) To explore the mediating role of branding in the relationship between leadership, community participation, organizational capacity, with the sustainable development of homestay. This study used a quantitative approach and questionnaires were distributed to respondents via face-to-face meetings. A multiple sampling techniques was applied to randomly select respondents from 3,653 homestay operators registered with the Ministry of Tourism and Culture. The data for this study were analysed using AMOS and SPSS Version 22.0. The recent approach from the analysis process in SPPS was applied as an alternative to analyse the mediating effects of branding towards leadership, community participation, organizational capacity and the sustainable development of homestays. Results from the inference analyses, such as T-Test and ANOVA, showed that selected demographic factors such as gender, marital status, race and age did not make a difference to the sustainable development of homestays. However, reason for involvement, length of involvement in the program and the homestay’s location showed significant differences in the sustainable development of homestays. Based on SPSS analysis, the findings indicated that leadership, community participation and organizational capacity have a significant relationship with the sustainable development of homestays. The outcome for this study showed that branding acts as mediators in the relationship between community participation and organizational capacity towards the sustainable development of homestays. It is anticipated that the findings of this research will contribute to an in-depth understanding of leadership, community participation, organizational capacity and branding as mechanisms for the sustainable development of homestays. These insights would be useful for stakeholders to tackle areas that still need an improvement in the program and develop realistic strategies for homestay development initiatives in the future. In addition, this study will help develop effective sustainable indicators for homestay programs, facilitate knowledge for homestay operators and encourage integration in a plan for sustainable development of homestays. Future Research involving a comparative study between homestay programs abroad and in Malaysia can be conducted to retrieve the grounding mechanism for homestay development, as well as develop more resilient sustainable development strategies to combat challenges and other associated issues affecting the sustainable development of homestay.
