Although many of the homestay projects have been funded through public and private sources and with the involvement of several key stakeholders, the success rate of these projects has not been monitored and reported. The purpose of this study is to understand the role of community participation and resources in influencing the sustainable homestay tourism practices of both Kelantan and Terengganu homestay operators. Quantitative approach was used in this study to gather data. Community resources measurement level was checked through five constructs comprising of financial, human, infrastructure, cultural and natural resources. Besides, community development was measured through four factors consisting of participation, empowerment, capacity building, and entrepreneurship. Finally, the level of sustainable homestay tourism was measured through three dimensions namely economic sustainability, socio-cultural sustainability and environmental sustainability. The findings reveal that the community agrees with the crucial roles of culture, custom tradition, heritage, knowledge, training, and infrastructure in homestay tourism development in villages. However, the lower mean of financial resources indicates that there is lack of financial resource accessibility and government loan support for the community. Similarly, employment opportunities, cleanliness of places, beautiful images and relationship between community members are vital. Results also reveal that there are fewer employment opportunities and low as well inconsistent income. Furthermore, the higher mean score level of socio-culture sustainability specifies that tourism is beneficial for the community. However, the average means score of environmental sustainability shows that tourism plays its role to maintain ecology sustainability. Therefore, the overall descriptive results of community resources, community development and sustainable homestay tourism dimensions and the means of all variables which are above the scale midpoint indicate that the participants gave same opinions towards each variable. The findings can be helpful for the tourism industry when planning their future plan related to sustainable tourism.
